The Montevalle Homeowner’s Handbook
The Montevalle Homeowner’s Handbook contains documents each prospective buyer should review before purchasing a property at Montevalle of Scotts Valley, ideally before they finalize and submit a purchase offer. These documents must be reviewed prior to meeting with Montevalle’s Community Manager and Board Member, and before escrow closes.
Each homeowner receives The Montevalle Homeowner’s Handbook in a 3-ring binder.
- The Handbook’s section titles are shown in blue-italic font in the table below.
- Handbook sections 8, 9, 10 and 13, plus the “Montevalle Emergency Medical Response Plan for the Mill and Lodge,” are also included in The Montevalle Annual Policy (Disclosure) Report (i.e., Exhibits A through E, respectively) and can be viewed using the green hyperlinks in the table below.

Important Note to Prospective Buyers:
- Look into getting a property survey to confirms the boundaries of a given property according to records and legal descriptions. It can be potentially significant to know where your property line is for legal purposes and if you’re adding structures to your property. Lot lines are not always what they appear to be.
- Start to look for a Homeowners Insurance policy early. Insurance is more difficult to find now after the CZU fires in 2020 and the heavy rains early in 2023.
